Space, style and comfort at Ash Meadows

A HOME with the “wow factor” is how many people have described Carol and David Sugden’s stunning detached property.




The couple bought the luxurious County Durham property five years ago, and spent 18 months transforming it. The house, on the prestigious Ash Meadows Estate in Picktree Village, is in a beautiful semi-rural location.

Another major selling point is its impressive plot of land. Carol, a housewife, said: “The house is set in half an acre of land which is quite unusual for a more modern property. It was built in the 1980s and was need of updating. We spent 18 months modernising and extending, as well as planting and landscaping the gardens.

“All of the houses are individually built. This property stood out as it’s at the head of the estate and built bang in the middle of the plot.”

Built in a traditional style, the versatile property would suit both families or couples. “It’s a 10-roomed house, yet despite there only being two of us, we use all of the rooms. We like our space,” said Carol.

The property is accessed via an impressive portico with pillars. There is a large entrance hall with gull wing staircase and arched windows, formal lounge with contemporary fireplace, and airy garden room with French doors leading to a patio area.

There is a family room, cloakroom, study and dining room with French doors to a patio. There is a large modern kitchen and a breakfasting room with L-shaped island unit plus a utility room.

Carol said: “When friends visit, my favourite part of the house is the kitchen. All the rooms are fabulous. It’s a very spacious house, but it’s also very warm and comfortable. People have often described it as a home with the ‘wow factor’.”

Upstairs there is a superb master bedroom with mahogany-effect furniture and newly fitted en suite. The second bedroom also has an en suite and there are two further bedrooms and a family bathroom.

The house is surrounded by large lawned gardens with mature tress and shrubs, and timber summer house. There is a driveway providing parking for a number of vehicles and double garage with electronic doors.

“We are in a very quiet rural location and get regular visits from wildlife like pheasants. It’s also in a perfect location for those who need to commute. We are close to the A1 and just 10 minutes from the MetroCentre and amenities in Newcastle, Durham, and Chester-le-Street.

“It’s unusual these days to find a house like this with this amount of land. The new owner could move straight in as nothing in the house is more than four years old.”

The couple have decided to sell up in order to move back to the coast to be nearer to family.

“We’ve loved living here and will never get a house like this at the coast. We’ve enjoyed putting our ideas into it. It’s been a real labour of love. We will be sorry to leave, but hope someone else enjoys living here as much as we have.”
