THIS spacious home in a beautiful country setting would suit many buyers to a tee.

And you wouldn’t have to be a golfer to enjoy life at Wainstones Lodge - although the six-hole course at the rear of the garden is sure to be a big draw for aficionados of the sport.

“On my 50th birthday we had a party out there and played golf with competitions, which was a lot of fun,” says John Pearce, who owns the property with his wife Lynn.

In addition to the golf course, the home a mile outside Great Broughton, near Stokesley, has a host of other attractive features.

These include oak floors and retro-style cast iron radiators throughout, as well as wiring for a multimedia system and magnificent countryside views from many of the rooms.

Originally built as a bungalow by John’s parents in the early 1970s, several years ago the couple renovated and extended Wainstones Lodge.

Entering the house, the reception hall is an elegant space, with a striking wrought-iron staircase by renowned Tyne and Wear metalwork designer and craftsman Clifford Chapman.

“We wanted something innovative and a bit Spanish.”

Off the hallway is a useful cloakroom and then the large L-shaped lounge/dining room which has bay windows to the front and rear.

An antique-style carved stone fireplace with an open grate is a handsome focal point.

“It’s one of my favourite rooms, light in summer but cosy when the fireplace is full of logs in winter,” he added.

An open archway leads from the dining area to a centre hallway, and then to the family room and the kitchen.

The family/TV room with windows to three walls for maximum panoramic vistas, as well as double doors leading to the patio and gardens.

The impressive kitchen includes a sitting area, which is divided off by a central peninsular unit/breakfast bar.

The kitchen includes a range of cream, hand- painted units, plus a Britannia range cooker with gas hob, and an electric fan-assisted double oven/grill below. Both the kitchen area and the adjoining laundry have slate tiled floors.

Upstairs, all four bedrooms have walk-in wardrobes and the master bedroom also boasts a balcony.

“It’s a lovely place to sit and have coffee in the morning and look over the countryside.”

Bedroom two includes a high vaulted ceiling with exposed roof beams, as well as an en suite shower room.

The handsome family bathroom features a double-ended Jacuzzi bath, twin basins and a door to a shower/steam room. There is another balcony, opposite the Jacuzzi.

“You can open the door if the weather is good and lie in the bath in the fresh air.”

Outside, a major highlight is the private rural setting of the property, adjoining the North York Moors National Park.

The house has a total of about three and a half acres of garden, and a further two acres of woodland.

The gardens were landscaped, some with an interesting Mediterranean theme.

To the front and side of the house are stone paved patio areas, which are perfect for parties and barbecues, says John. There is also a circular summerhouse and the golf course, either for practice or just for fun.

“There are hidden speakers outside and when you have Sinatra playing, it’s just great,” adds John.

To the front of the property is a gravelled driveway and circular turning area, plus a detached four-car garage.

Wainstones Lodge is up for sale because John and Lynn are making changes in their lives but they will miss it.

“It’s a friendly, open, party-type house, where the outside works with the inside.”
