Timeless charm at Derwent House in Durham

Mar 28 2009

The Journal

IT may look like a characterful property from the 1800s, but this house is only three years old.

Derwent House, on the Village Green, Shotley Bridge, County Durham, is the home of Ian and Joanne Teeder and their sons Luke, four, and Ben, 14.

The couple were attracted to the five-bedroomed house because it was a low- maintenance new-build property in a delightful area.

"The house was ideal. We’ve done very little to it since we moved in," said Ian.

"We had oak flooring fitted throughout but that’s about it.

"The area around the house is beautiful. It has some great pubs and restaurants close by, as well as some gorgeous country walks.

"The back of the property also looks over the River Derwent and the front over the village green."

The entrance hall leads to the kitchen and sitting room, a spacious room with views of the river, and a dining room with French doors leading to a Juliet balcony.

The lower ground floor has a laundry room, as well as a shower room and a living room with a door to the back garden.

The first floor has four bedrooms, the largest having an en-suite.

The front bedroom is being used as an office, though it could easily be converted back. This floor also has the family bathroom.

The second floor is dedicated to the master bedroom, with en-suite shower room and dressing room.

Lying to the west of the house is a partly-walled back garden with a brick-paved turning sweep leading to the integral double garage. The front garden links up with the village green.

"We haven’t used the garden much," said Ian. "It’s mainly been used for entertaining our children and friends."

The family have planning permission from Derwentside District Council to expand the garage and to create a larger living room area.

They will be sad to leave Derwent House but are looking for a house in the Northumberland area.

"It’s a lovely area and very quiet," said Ian. "It’s going to be hard to move away from it."

Derwent House, Shotley Bridge, is for sale through Smiths Gore at £445,000, tel: (01434) 632404.
